Planning exterior work in Westminster takes more than selecting a fence style. Start with the right association review, the property boundary and a clear description of the work you want evaluated.
The Westminster Community Association describes a Lehigh Acres community with single-family homes, twin villas and condominiums, including separate neighborhood associations. Your home type and association matter when planning an exterior change.
The association’s architectural review guidance directs owners with an applicable neighborhood association to obtain that association’s permission before the Westminster ARC review. Ask management to confirm the current route and documents for your address.
We have not verified a complete current residential fence specification for Westminster. An architectural application process does not mean every fence proposal is permitted. Obtain the restrictions for your lot and home type, including any limits on fences, gates, placement and materials.
Establish who owns the proposed work area and any existing fence. For a villa or condominium, confirm whether the area is privately owned, a limited-use area or common property.
Locate easements on the survey before drawing a rear fence line. Westminster’s published rules identify fences within lake-maintenance or similar easements as a compliance issue.
Identify damaged sections, gate hardware or posts. Ask whether the proposed repair, replacement or change in appearance needs a new review; prior installation alone does not settle that question.
Use the official rules and governing-document library alongside the current instructions from management. Do not treat a landscaped edge or the edge of the golf course as a surveyed property line.
Bring your survey if available, the association’s current requirements, photos of the affected area and any prior written approval. Mark the proposed work on a simple sketch. Tell us who needs access through the area and whether landscaping, irrigation or an existing enclosure could affect installation.
For a gate problem, explain what happens during use: dragging, poor alignment, a latch that will not engage or visible damage. We can assess the components and discuss a practical scope through our fence repair and gate services.
An authorized representative can request an estimate for perimeter fencing, a shared gate or another community-owned installation. Identify the owner, the work requested and access arrangements. Resident entry credentials or gate-access questions should go to management.
For permit planning, review the parcel and work using Lee County’s fence resources. Private association permission and required public permits are separate steps.

Not necessarily. Westminster’s guidance includes a neighborhood-association step where applicable. Confirm the association responsible for your property before submitting the proposal.
Do not assume that location is available. Review the survey, easements, adjoining ownership and current association restrictions. A lawn or landscape boundary does not establish installation rights.
An onsite assessment can help define the work and supporting proposal. Installation should wait until the required written approvals and permits are in place.
